intimidating to many seniors and has attempted to create a
simple, user-friendly assistance platform to answer and
inform its constituents on a variety of financial topics.
For those individuals who would like to consider the UYM’s
assistance in pursuing or finalizing these types of
financial topics and programs, the UYM has actually set up a
small agency structure to accommodate those individuals.
Additionally, by working with the UYM on these matters, a
portion of the regularly associated fees go back to the
foundation to continue its work. Please

needs of the community we serve, we have put together a

Reverse
Mortgages
The UYM private reverse mortgage referral program is a governmentally
secured program that enables older homeowners (62+) the
ability to convert a portion of the equity in their homes
into tax-free income without having to sell their home, give
up title, or take on a new monthly mortgage payment. The
reverse mortgage is aptly named because the payment stream
is “reversed”, as instead of the payments going to the
lender as happens with a regular mortgage, a lender makes
payments to you.
The amount of funds you may be eligible to receive depends
on a variety of factors, including age, the appraised value
of the home, interest rates, governmental limits, etc. In
general, the older you are and the more valuable your home
(and the less you owe on your home), the more money you will
receive monthly.
Proceeds from a reverse mortgage may be used for anything,
whether to supplement retirement income for daily living
expenses, repair or modify your home, pay for health care,
pay off existing debts, buy a new car or take a vacation, to
cover property taxes, or if necessary, prevent a
foreclosure.

Foreclosure Program
The UYM and BSAH are helping families in crisis by
providing financial, legal and tax deductible support when
they are losing their homes. In situations where the homes
cannot be saved from foreclosure, BSAH and the UYM will help
the homeowner with relocation costs and provide them with a
portion of the homes equity to assist with future expenses.
These homes will then be transformed into much needed homes
for our seniors as part of our Senior Housing and Shared
Senior Housing Programs.

Shared Senior Housing and Senior Housing Programs
The UYM and BSAH are converting single family homes acquired
through HUD and the Foreclosure Program into shared housing
for seniors where all residents have an equal share. In
addition to providing a safe and subsidized living
environment, our Field Area Offices will Manage the homes
and outfit them with the full range of services and programs
available through our “Be Safe At Home” support program such
as Personal Emergency Response, Medication Reminders, Home
Maintenance, yard work, grocery shopping and other domestic
services at no additional costs to the residents.
An example of an appropriate shared housing situation is a
single family home with three bedrooms: one bedroom per
senior and the sharing of all common areas, i.e., living
room, kitchen, and bathroom; OR, a three family home whereby
each senior or senior couple would live in their own
apartment.
